More Room to Negotiate September 2026 DFW Market Update | October 9, 2026 Hi folks, it's Jim with your September DFW market update. Before we get into the September update, please take a look at my recently redesigned website, jimboykinrealestate.com. I’d like to hear your thoughts on how it works for you. September's DFW numbers give buyers room to negotiate and sellers a good reason to be realistic about price. Across our eight-county market, 5,923 detached homes closed, down 10.9% from September of last year. The median sale price was $385,000, down 1.3% over that same period. Buyers are out there; the question is whether your home is priced to compete. Compared with August, September closings were down 11.1%, pending activity was down 11.8%, and active inventory was up 1.2%. For buyers, that offers more choices to consider. For sellers, keep your eye on the competition. Entire DFW Area (Eight Counties) Single Family Detached Residences Key Metrics September 2025 September 2026 Change # New Listings 9,480 9,254 -2.4% # Active Inventory 27,846 27,752 -0.3% # Pending 8,361 7,043 -15.8% # Closed 6,647 5,923 -10.9% Median Sales Price $390,000 $385,000 -1.3% Change compares September 2026 with September 2025. No question, getting the price right matters. In September, 59.3% of the homes that closed had a price reduction. Among listings finalized in September, 41.3% expired or were cancelled rather than selling. If the response is slow, take a fresh look at price and competition. Dallas, Collin and Denton counties remain in a Balanced Market, with 4.5, 4.9 and 5.0 months of inventory, respectively. But city conditions vary: Plano at 3.0 months and Allen at 3.6 are Seller's Markets; Prosper at 8.1 and Celina at 9.2 are Buyer's Markets. Your city and price range matter. The latest local jobs figures available are for August, and they're worth keeping an eye on. The Dallas Fed puts unemployment at 4.2% in Dallas-Plano-Irving and 4.1% in Fort Worth-Arlington, after adjusting for seasonal patterns. Across DFW, employers had 43,100 more jobs than a year earlier, a 1.0% increase, according to the Bureau of Labor Statistics. No question, jobs and paychecks matter when families decide whether it's time to make a move. On October 8, Freddie Mac's weekly survey put the national average 30-year fixed conventional mortgage rate at 7.40%, with the 15-year at 6.73%. That compares with 6.30% and 5.53%, respectively, a year ago. No question, those higher rates put more pressure on the monthly payment and a buyer's budget. Before you settle on a price range, get updated lender quotes and work from a payment that fits your budget. A place to start
What does the market
mean for you?
The useful question is how today’s choices connect to the home you want to buy or sell. Bring your goals and your questions; we’ll focus the conversation.
Ask for a local market updateThree questions worth asking
Which homes are truly comparable?
Location, condition, layout, and the features of a particular home all provide context. Ask which properties are most useful to consider alongside yours.
What choices do buyers have?
Discuss the competing homes a buyer might be considering and what distinguishes each option. This keeps the conversation focused on a specific part of the market.
How does the timing fit my life?
A real estate decision also has a personal timeline. Be clear about your next step, the flexibility you have, and the questions you still need answered.
